The income statement lives with the property
Start with the quarterly income statement. In MyDealTeams it lives on the location or the project, not in a file somebody has to find. The calculated rows, Gross Profit and Earnings, compute themselves and cannot be typed over, so the arithmetic is always the arithmetic. There is a library of standard line items to build from, and you can import your existing model from Excel or CSV: it fuzzy-matches your row labels, so you are not re-keying a spreadsheet you already built.
The quiet win is that the numbers stop being a snapshot. They are a live record on the deal, so the figure you are looking at is the current one, not the version that was current when the file was last emailed.

Underwrite the returns, live
On top of the statements sit the models that actually decide the deal: acquisition, operating, and return, with live net present value, internal rate of return, and payback. The reason this matters is the same reason underwriters insist on it: the returns have to be linked to the assumptions. Change the exit assumption or a rent figure and the return moves with it, automatically. A model that makes you retype a number in three places will, sooner or later, disagree with itself.
When the model is linked and lives on the deal, the number you take to committee is one you can trace back to its inputs, not one somebody remembers being roughly right.

Roll it up across the portfolio
A single site rarely lives alone. Group locations into a portfolio and the financials consolidate, read-only, so you can see the whole set without stitching spreadsheets together. The roll-up is not a separate model you maintain by hand. It is the same underlying records, added up.
That is the difference between a portfolio view you trust and one you rebuild every reporting cycle: the consolidation is live, so it is right by construction rather than right if nobody made a copy-paste error.
The honest version
A model does not underwrite the deal for you. You still choose the assumptions, and your judgment still owns the number. What living on the deal changes is that the model stays linked, stays current, and stays with the property instead of drifting off into version seven of a file. In a rate environment where the assumptions move under you, that is the difference between an underwriting document and a stale guess.
