The people who make the deal happen do not work for you

Think about who actually moves a retail deal from a shortlist to an open store. A broker who sourced the site. A landlord and their representative. A general contractor, an architect, sometimes a franchisee or an operator. Most of them do not work for your company, and no two deals have the same cast.

One record, not a relay

The failure mode of coalition work is the relay. You update a number, email it to the broker, who forwards it to the landlord, who sends back a question that never reaches the architect. Somewhere in that chain, the landlord's representative is working from version three of the letter of intent while everyone else has moved to version five.

When the whole deal team is on the same project, the relay disappears. There is no current version to forward because there is only one version, and everyone with access is already looking at it. The coordination that used to live in a dozen inboxes lives on the deal.

Access without exposure

Inviting an outside partner onto a deal should not mean handing them your entire database, and it does not. A partner is invited to the specific project or portfolio they are part of, and sees what that role is meant to see, not everything else your team is working on.
