Two Sites, One Screen

The final call usually comes down to two candidates. Putting them side by side should not require a spreadsheet you rebuild every time a rent or a score changes. Here is what it looks like when the comparison lives on the deal.

The comparison that lives in a spreadsheet

Most site decisions narrow to a final two. And most teams compare that final two the same way: open both evaluations, copy the scores into a grid, add the rents, paste in the demographics, line up the risks, and eyeball the result. Then a rent assumption changes, or a score gets revised, and the grid is stale. So you rebuild it.

The comparison is the single most decision-relevant artifact in the whole process, and it is usually the most manual and the least trustworthy thing on the table.

Compare, built in

In MyDealTeams the comparison is part of the evaluation. Put candidate sites side by side on one screen: their weighted scores, their maps and trade areas, their demographics, and their financials, aligned so the differences are obvious. The point of a comparison is to see where two sites diverge, and a side-by-side view is built to make divergence jump out rather than hide in two separate tabs you are flipping between.

You are not assembling the comparison. You are reading it.

It reads the same records everyone else does

Because the comparison draws from the live evaluation, it is current by construction. When a scorer updates a criterion or a pro forma assumption moves, the comparison moves with it. There is no separate file to refresh and no risk that the grid on your screen disagrees with the evaluation the committee opens.

This is the one-spine idea in a single view. Screening, scoring, financials, and risk are not four exports stitched together. They are the same records, shown side by side.

The honest version

A comparison view does not tell you which site to choose, and it should not. Two candidates can be genuinely close, and the tie often breaks on a factor a grid cannot weigh: a landlord relationship, a market you want to plant a flag in, a risk you are willing to carry. What the side-by-side gives you is a clean, current read of everything that can be measured, so the judgment you bring to the rest is spent on the parts that actually need it.
